Boningale Homes existing housing developments in Albrighton at Millfields = 254 homes:

Phase I & II = 124 (built)

Phase III = 43 (being built)

Phase IV = 90 (going through planning)

This includes some affordable housing; which we support.

= 180 more homes

Site references ALB017 east of Millfields by Wain Estates;  announced plans at the start of April 2024 

= 150 homes

Site references ALB021 east of the Wain Developments proposals. Proposals could be put forward by the land owner or developer at any time.

= 30 homes

Albrighton also has 3 sites which are in greenbelt and are safeguarded for development

after 2038 (not before!). These are shown in blue on the image above .

What is Safeguarded Land?

Safeguarded Land is currently in Green Belt but is planned in the Shropshire Local Plan to be safeguarded for development after 2038 (not before). These are shown in blue on the plan.

The updated Local Plan Additional Material - Greenbelt Topic Paper states that “Planning permission for the permanent development of safeguarded land should only be granted...once allocated for development within a future Local Plan...to meet the needs of Shropshire”

Site reference ALB014/P36 on Cross Road (Taylor Wimpey site) 

= 160 homes could be possible on this site. 

Note that this site is shown on Boningale Homes masterplan but is not Boningale Homes Development. 

AVAG supports the site ALB014/P36 for after 2038 as it is part of the Shropshire Local

Plan which has been developed and agreed with residents over a number of

years

Site reference P35 between Kingwood Road, A41 Newport Road and Beamish Lane

= 150 homes possible

Site reference P32A between the railway line and A41 Newport Road

= Employment possible

It is also important to note that residents who have bought houses in the existing Boningale Homes Millfields development are consistently reporting quality issues, flooding and later developments progressing differently than they were previously advised and promises not being kept
